How SBA 7(a) Loan Payments Work

SBA 7(a) loans use standard amortization, meaning each monthly payment covers both principal and interest. In the early years, a larger portion goes toward interest; as the loan matures, more of each payment reduces the principal balance.

The SBA does not lend directly. Instead, participating lenders (banks, credit unions, CDFIs) originate the loans while the SBA guarantees a portion, reducing the lender's risk and enabling better terms for borrowers.

Variable rates are most common for SBA 7(a) loans, tied to the Wall Street Journal Prime Rate plus a spread. Fixed-rate options exist but are less frequently offered. This calculator assumes a fixed rate for projection purposes; if your rate is variable, your actual payments will adjust as Prime changes.

Understanding the SBA Guarantee Fee

The SBA charges an upfront guarantee fee on the guaranteed portion of the loan, not the full loan amount. This fee is typically financed into the loan (added to the principal), though some borrowers pay it at closing.

Guarantee percentages:

  • Loans up to $150,000: 85% guaranteed
  • Loans over $150,000: 75% guaranteed

Fee schedule (on the guaranteed portion):

  • Up to $150,000: 2.00%
  • $150,001 to $700,000: 3.00%
  • $700,001 to $999,999: 3.50%
  • $1M to $5M: 3.50% on the first $1M, plus 3.75% on the guaranteed portion above $1M

For example, a $500,000 loan has a 75% guarantee ($375,000 guaranteed portion). The fee is 3.00% of $375,000 = $11,250.

Maximum Interest Rate Spreads

The SBA caps the interest rate spread that lenders can charge above the base rate (Prime). The maximum spread depends on the loan amount and term:

  • Over $350,000: Prime + 3.00%
  • $250,001 to $350,000: Prime + 4.50%
  • $50,001 to $250,000: Prime + 6.00%
  • $50,000 and under: Prime + 6.50%

These are maximums, not mandates. Lenders with strong borrower relationships or high-quality applications may offer rates below these caps. Always compare offers from multiple SBA-approved lenders.

Choosing the Right Loan Term

SBA 7(a) loan terms depend on the use of funds:

  • Working capital and inventory: Up to 10 years
  • Equipment and fixtures: Up to 10 years (or the useful life of the equipment, whichever is less)
  • Commercial real estate: Up to 25 years

Longer terms reduce monthly payments but increase total interest paid. Shorter terms cost less overall but require higher monthly cash flow. Consider your debt service coverage ratio (DSCR) when selecting a term; most lenders require a DSCR of 1.25 or higher.

Can I pay off an SBA loan early?
